House extension & remodelling design across Newcastle, Northumberland & Durham
Free ConsultationWe design house extensions and whole-house remodelling for homeowners in Morpeth and across Northumberland — from the first measure-up through planning and Building Regulations to the drawings your builder works from.
Morpeth sits under Northumberland County Council, and a good chunk of the town centre falls within the Morpeth Conservation Area, which changes what you can do without permission. Outside that, the estates built from the sixties onwards — Duchar Park, Stobhill, Lancaster Park — generally have their permitted development rights intact, so a fair number of extensions don't need a planning application at all. We check that before you spend anything.
A lot of the town's housing is post-war detached and semi-detached with generous plots, which makes them straightforward to extend to the rear or side. The sixties and seventies estates tend to share the same problems: closed-off kitchens, cold conservatories bolted on at some point, and original roofs that have never been insulated properly. Those are all fixable, often without adding a square metre.
Closer to the centre you get stone terraces and older properties where the constraints are different — conservation area controls, party wall issues, and neighbours close enough that a rear extension needs thinking about.
Measured survey and existing drawings. Design and 3D visuals. Planning applications submitted and managed on your behalf. Building Regulations drawings and specification. Tender drawings so builders price the same scope.
Fixed and quoted in writing before we start. Northumberland County Council's own fee for a householder application is £548, or £274 for a lawful development certificate if your project turns out not to need permission.
